National Undertakers went out of business about a year after purchasing the building and sold it to E.J. Ranson & Sons, who were Schoen’s competitors across the street at their Elysian Fields Avenue location. Ranson lasted only a few years before putting the building up for sale. There was interest from a medical group to turn the building into a maternity ward, but the community protested. Philip Schoen, Jr., seeing the potential for a more-suburban location in the growing city, seized the opportunity and purchased it.

“When you’re young in funeral service, you work a lot of funerals. You make a lot of a removals, you run a whole lot of home equipment, and deliver flowers. You very seldom get to drive a limousine or a funeral coach. That was kind of unheard of. You just had to learn the ropes,” he remembered. On numerous occasions, Hodge’s training would include long conversations with colleagues about performing duties meticulously.
